In Mumbai, some colleges give admission on the basis of cutoff which is prepared on the basis of 12th result. In such colleges you cannot get admission but many reputed colleges give admission on the basis of entrance exams in which you only required 45% marks in 12th. Some colleges on merit basis are. Wilson college Lala Lajpat Rai college. St. Andrew college some colleges on the basis of entrance exams are St. Xavier College. NMIIS JAI HIND College and many more.

Hi Simran,
As you have scored 70 percent in class 12th and 83 marks in NATA, so you are eligible to take admission in Sir JJ College of architecture, Mumbai. But getting a seat will be difficult with this score. So, I will suggest you to participate in the counselling process and wait till the last round of the counselling process.

Shirpur is a new campus so given an opportunity you should pursue the course from NMIIS Mumbai campus. An existing and well-established campus gives better opportunity to learn and sharpen ones skills.

With 90.4% in 12th, you may need to score around 135-145/200 marks in NATA 2019 exam to secure admission in Sir JJ College of Architecture.
