To enrol in a B.Arch program, you must clear the National Aptitude Test in Architecture (NATA) after your class 12th. You must also score 50% in class 12th to be deemed eligible.

There are very low chances for you to get NIT with this score. If you belong to the general category then you will not be deemed qualified. You might get an NIT if you belong to SC/ST category, but there are no chances of getting a college.
You just need to score 75% in HSc to satisfy the eligibility criteria, your JEE Mains core should be good. So, try for some better colleges with your board exam marks or with both JEE Mains and board marks.

If you get the best private university like BITS, Pilani, VIT, Manipal, etc., then you can go for any one of them. These are all some of the best private universities in India. They ask for a high fee, but the quality of education and placements will be good. With this score, you cannot get a good college. As IIT-JEE requires 75%, you are not eligible to get admission in IITs, NITs, etc. Dropping a year for IIT depends on you. You need to work hard and should have the confidence and passion. After completing HSC with PCM, various options include;
BE/B.Tech
B.Sc
BCA
B.Sc IT
B.Sc CS
B.Arch
Defence
Merchant Navy
If you have interest in subjects other than engineering, you can opt for B.Com, BBA, B.Sc LLB, etc. Since your percentage is low, you are not eligible for BITSAT and JEE Mains, and if you are not strong in quants, you should not consider engineering. In this case, you can opt for B.Sc, etc.
