If you're allotted any college in the first round or second round, then you have to pay the academic fee (40k) in order to participate in the next round. If you'll not pay it (after any allotment) then you can't participate in next round. You can only go to spot round then. If you're allotted any college in any round then freeze it and your academic fee will be managed in your college fee afterwards. As per last year, in order to participate in spot round, you have to pay 7k and it is non-refundable, whether you get a seat or not.

Score minimum 55% in your PCMB and you can do that if you aim for 80%.
The fees for AIIMS is variable but it is less as compared to that of the other institutions. As AIIMS is in top medical college list of India so its cutoff is high. You need around 97+ percentile in NEET for the same.

Not sure about the criteria for getting the hostel. Request you to visit the college and get an idea from the college officials.

Percentage of people getting placed vary every year. A good number of people are placed on campus from the college. Although there is a scope of improvement. Salary packages vary from 3 lac to 8 lac per annum. Overall college is amazing in terms of location, hangout points, faculty, infrastructure, etc.
