It depends on you, which college you choose because it depends on many factors like In which course are you interested, the distance of the college from your place, course fee, etc. Both colleges and branches are very good. Eligibility criteria:
Candidate must have passed 12th or Equivalent or 12th from NIOS to be eligible. Other eligibility criteria:

Yes you might consider it, although it is a 5 year course but it is present only in 3 iits i.e. roorkee, kharagpur,varanasi. Architecture is relatively hectic but its worth it if you want to pursue in architecture which has immense opportunities

For Bachelors degree in Architecture. In my opinion if you want to get admit in best reputed university for B.Arch then your eyes must be stop at Chandigarh University, Mohali, Punjab. This is best for you because it is the only place to be successful with highly ranked degree as well as provides best placement.

Good JEE Main Score Rank to Secure Admission in NITs:
In order to secure admission in NITs through JEE Mains the good score for the same can be around 85 95 percentile. At the same time the candidates must feature among the top 15000 and 20000 ranks range to get admission in the top NITs
Cut off rank varies according to the branches. To get admission in IITs your rank should be under 9800 in general category
On a medium difficulty paper, a percentile of 97 to 98 can be expected with a score of 120 out of 300 in JEE Main. You can expect your score to be in the range of 22000 and 33000 if you are in this percentile.

No you cannot apply for B.Arch course without studying 12th with Science stream. I will suggest you to do BBA then MBA course. BBA course will give you an exposure in management field.
