RC Mukherjee is one of the best book available in the market. It covers all the major topics regarding physical chemistry and the most amazing thing about it is that it contains so many questions related to them.
But if you are looking for some explanations and concepts then I would suggest you to go for either O.P. Tandon or Atkins Physical chemistry. Both of these books are written by great authors who have abundant knowledge about this field.

I can understand. Coaching institutes cost heavily. You can follow simple rules which are: Assign time for each subject every day. Assign time for exercise and yoga every day. Assign time for entertainment. Take a mock test every week. Analyse result and brush up weak areas. That's it.
You should go for JEE Advanced examination to get admission in an IIT or take GATE examination after you complete your graduation.

Diploma holders who have have completed 3 year engineering diploma from recognized Polytechnic are eligible to appear in JEE to seek admission in IITs. Such candidates who seek admission in IITs have to appear in JEE Main but their rank and score for JEE (Main) is not declared as diploma holders cannot apply for admission in NITs and CFTIs through JEE (Main) channel. On clearing JEE Main such candidates have to appear in JEE Advanced.
