You need to complete your master in particular subject and than net exam or you can start PhD after ur master to become eligible candidate to apply as lecturer.

You must pass in 10+2 with minimum 50 percent marks with mathematics as one of the subject and scored at least 40 % marks in qualifying exam i.e. NATA (National Aptitude Test in Architecture) which is conducted by Central Council of Architecture of India.

There are a lot of NATA books available in the market (online). I would suggest you to go for NATA exam solved questions bank. Infact if you can attend a NATA crash course training anywhere near your place, that would be the best, as you need to learn the strokes which rarely you get by reading books.

Yes, you can. But, you will have to take NATA/JEE entrance exams.

Yes a lot of colleges in Maharashtra accept JEE scores. You could also write NATA exams for B.Arch entrance. Some colleges even have a separate entrance exam after your NATA/JEE exam scores (even interviews).
