First correction. USA only offers MS and not M.Tech. To be eligible to apply to MIT for any course , you need to hv a very strong profile in terms of overall development other than academic. To understand it better, read at the following link.

It depends on which IIT, you need to be in top people in your category. It's a little bit difficult for old IIT's. Year by year the total marks for JEE Advanced paper is changing. I say you need to get around 3-10% of total marks for old IIT's.

Architecture is a niche branch of engineering with major role in design of structures , building etc. Whereas civil engineering is a diverse & vast and civil engineer can be employed on multiple roles & different jobs. Job opprtunities are more for civil engineers in comparison to architects. With GOI emphasis on Infrastructure job opportunities for civil engineering will increase in near future.
