In case you don't get your desired college, don't settle for something mediocre college. Instead of settling down for some mediocre college, it would be better if your try for some good private university. Many reputed private universities are offering B.Arch. It is quite tough, though not impossible as JJ COA accepts for top students with rankings below 500. Moreover, you still can apply as you stand somewhere there only. Also, you will easily get NIT trichy which is also a good college with the same reputation as JJCOA.

There are very few seats for general in both the colleges. Also, in NIT, minimum board percentage should be 75%, so you will not get NIT.
For Sir JJ, the admissions are through 50% board + 50% your competitive scores. Your board percentage seems less, so the chances are very thin.

Admission is through counselling conducted by Directorate of Technical Education, Maharashtra based on marks obtained in 10+2/ Diploma and score obtained in National Aptitude Test in Architecture(NATA).
You will need a valid NATA score to secure admission for this course.
