Yes, you could go for NIT with 22659 rank. You will get one in South region. NIT Calicut, NIT-K are some NITs you will get for architecture. North NITs will be tough to get with this rank.

You are eligible for AAT. Since you are having 70 above percentage and 206 marks in JEE Paper 2, you can expect a good score in JEE Advanced as well.

Yes, the minimum cutoff for AAT will be around 100 marks, hence you tend to be eligible for the examination.

Sorry to say brother that you can appear in AAT only if you have given JEE Advanced and you have cleared it. Or else you are not eligible for AAT. You can try for any good NIT.

Yes you're eligible if you qualify JEE Advanced than you can give AAT exam, center would be the nearest zonal IIT.
