As you would be aware that architecture has very few placements, that is the same in every college, even in Dr. D. Y. Patil College of Architecture - DYPCOA for M.Arch in construction management.

For appearing in the NET Exam, it is necessary for a candidate to qualify his post-graduation with 55% of marks (50% for other categories). As you said you are in your 1st year of M.Com. So, do not worry because you can start your preparation from now. You can follow the below link:
https://medium.com/@shonalig31/best-preparation-strategies-to-get-good-marks-in-ugc-net-exam-2019-63850dd300d5
But, you can fill the form when you are in your final year of M.Com and your result is still awaited, but you will be eligible after having passed a Master's Degree or Equivalent Degree.

Firstly you need to register for NATA exams/JEE paper 2 exams and qualify in it to seek admission to a 5 year B.Arch Degree course, once the course is completed you become an Architect. Later you may pursue Masters in Architecture. Check the link below to get a list of approved Architectural Colleges. https://www.coa.gov.in/index1.php?lang=1&level=0&linkid=25&lid=26.
