523 marks is a fair score to secure a seat. Cutoff marks for the seats change on a yearly basis depends on the number of candidates who qualify in the NEET UG examination.

From all the college that you have mentioned above, I'll prefer you to opt for the Chandigarh College of Architecture (CCA), as CCA is better, then the NIA in terms of placements, infra and faculty.

You have got good MAT percentile. You can apply to colleges like ITM group, IIBS Pune, ISME, Bangalore. Xavier University, Christ University, VIT Business School, etc. which are some of the best institutes.
6 years ago I have 63% in 10th, 43% in 12th, 56% in BBA and have 2-years of corporate work experience, is that possible to get a call from NIA for PDGM?
