Yes, There are many colleges in Chennai which accepts 40% marks to be eligible for pursuing MBA, As your marks are lower you will be admitted on management side of the college, With 40% Marks you will be out of scholarship and thus you have to pay full fees on your own, But if you perform well in the MBA and get to top 3 in the class then all the college over here give 20-25% concession. All the Best.
