There are particular cut off marks based on your caste which decides the minimum marks required to clear the exam. It varies every year.
But generally to get admission into a top NIT, your score should be at least above 200. You would get admission on the basis of category ranks and hence, such a score is essential.

For admission in B. Arch at VIT University you need to write only NATA exam. The admission is also based on the same. VITEEE is only for engineering admissions.

You are definitely eligible for JEE Mains exam.
You must, overall, score good marks to meet the JEE Mains criteria. Students who score more than 75% (65% for SC/ST candidates) are only eligible to appear for the exam.
A good rank in JEE Mains exam can be grabbed by a good score in JEE Mains along with a good percentage in the board exams. There is a criterion that the marks scored in JEE Mains exam is allotted 60% weightage and rest 40% is for board exams.
