Madras University is good option, For admission you have to pass the TANCET examination, and if you want to do part time, then TANCET is not required. But still you can try N number of college as you are in Chennai, There are at least 150 Colleges which provides MBA courses, you can try various college at a time then research about them and shortlist top 10 and then look for teachers and student behaviour and teaching and you have top 5 to choose.

Yes, There are many colleges in Chennai which accepts 40% marks to be eligible for pursuing MBA, As your marks are lower you will be admitted on management side of the college, With 40% Marks you will be out of scholarship and thus you have to pay full fees on your own, But if you perform well in the MBA and get to top 3 in the class then all the college over here give 20-25% concession.
